Gas or Electric? Average life expectancy of a hot water tank is about 8 to 12 years depending on the quality of your water and maintenance schedule. How often do you preform maintenance on your hot water tank? Did you know that your hot water tank has a drain valve on the bottom of the tank and should be flushed out at a minimum four times per year or more frequently depending on the quality of your water. To complete this simple task hook a garden hose to the drain valve, turn on the drain valve draining water into a five gallon bucket or direct into the floor drain in the room. Flushing should take approximately two to three minutes or until the water becomes clear. If no water comes out of the drain this could mean that sediment has blocked the drain valve. We highly recommend inspecting your hot water tank four times a year looking for leaks, corrosion and/or signs of dampness. Does your hot water tank look rusty around the bottom, is your floor wet or damp around your hot water tank? These are possible signs that there is a pin hole leak and the tank and it needs to be serviced and/or replaced. How do the pipe and fittings on top of the tank appear, are they corroded? How is your temperature and pressure relief valve? Your temperature and pressure relief valve is an important piece of safety equipment on your hot water tank. It ensures your hot water tank does not get over heated or over pressurized. Over time scaling inside the tank can build up in the temperature and pressure relief valve causing it to malfunction and possibly leak and/or flood out this area.
